Grand Central Mimico

For the design of Vandyk Properties Grand Central Mimico’s condo presentation centre, Figure3 approached the space as a true retail environment, and enlisted both its residential and retail teams to collaborate on the design.

An old industrial space was repurposed into a polished sales environment which, in opposition to conventional thinking, had sales staff positioned at the back of the space to bring the retail experience to the forefront. The layout can be likened to strolling one of Etobicoke’s thoroughfares – a promenade of shops for potential buyers to engage. The material palette of the space is based on what the owners would experience in the lobby design of The Buckingham, the first condo at Grand Central Mimico to be constructed.

The first third of the space serves to educate visitors about the neighborhood, including a “decompression zone” which calms visitors and helps prepare them for what lies ahead. The journey then continues just past an angled site plan model, funneling visitors through an immersive high-touch, curated experience where they pass through a sequence of vignettes which educate them about various aspects of the project.

The main focal point is a generous bar where visitors can be served coffee or champagne to celebrate a purchase; long gone are the days where deals would be made behind closed doors. The hospitality design approach allows choice and seating variation for visitors and is designed to be a comfortable and active communal space.

An innovative aspect of the presentation centre is the adaptability of the space, and how it is designed to evolve over time; it is made with interchangeable elements to make it easy to incorporate new signage, new models, finishes and floorplans for subsequent phases of the project.

The sales results were equally as impressive as the space. The Buckingham (751 units) sold out within 6 months of its launch.
